10 DIY Tips to Successfully Stage Your Home

You know the saying that says, ‘you never get a second chance to make a first impression’? Well, this does not exclude your home! Now, we know that making your home look sparkling and perfect is not an easy task, but these DIY tips will help you in the process of selling your home.

Here are 10 steps to take into consideration when staging your home so that the first impression, is the best impression.


1. Fix it

· Make sure nothing around the house is broken.

· Replace burned out lightbulbs.

· Scrub around sinks, tubs, and showers to make sure they are as clean as can be.

2. Deep clean

· Put more effort into cleaning than you do for your deep spring cleaning.

· Try to get in all those crevasses and corners…it matters!

· Examples: light switch plates, picture frames, front or back decks, sidewalks, roofs, mold, etc.



3. Traffic flow

· Walk around your entire house, inside and out and see if any obstacles get in your way.

· Remove or rearrange if they do.

· Obstacles that disrupt the traffic pattern subconsciously throw off buyers and makes the space look smaller.

4. Make it bigger

· Paint a room the same color as the room adjacent to it to make it appear bigger.

· Example: Paint a sun room/sun porch green to invite the natural green colors from nature.



5. Update fixtures and hardware/neutral and appealing

· If it is old, replace/update it.

· Lowes and Home Depot normally have trendy fixtures that won’t break your budget

· For walls, go with neutral…it is more appealing and makes the room look bigger.

6. Depersonalize and de-function/room transformations

· We know you love your décor around the home, but someone else may think otherwise.

· Think of changing up the theme and/or accessories.

· If you have a room dedicated to junk, transform it into something that will add value to your home

· Examples: A comfortable, simple arm chair would suffice or a small table with a lamp could portray a cozy reading spot.



7. Tidy up-no clutter

· Beds made neatly, and blankets folded

· Closets are cleaned and organized (matching hangers and cleared closet floor to make it appear bigger)

8. Show off features/lighting

· Choose an accessory in each major room to make the best statement about it.

· Examples: walk in showers, marble counter tops, stone fireplace, windows with lovely views, etc.

· Always use bright lighting.

· To avoid improper lighting, increase the wattage in your lamps and fixtures.

· Aim for a total of 100 watts for each 50 sq. ft.

· You want 3 types of lighting per room: ambient (general), task (under-cabinet), and accent (table and wall).



9. Curbside appeal

· Curbside perspective is the best and realest perspective of your house.

· Go across the street on the sidewalk and snap a picture.

· The picture can help you see what needs to be done like mowing the lawn, weeding, mulching etc.

10. Three’s Company

· When you mix the right accessories, the room can become more inviting.

· Eye-pleasing accessories are typically preferred in odd numbers, especially 3.

· Instead of doing a line from big to small (or all the same size), form a triangle with the three objects.

· For maximum effect, group accessories by color, shape, texture, or other unifying elements.
